Strong Housing Market Opens New Opportunities at Windsor Run

Following a year of pent-up real estate demand, the United States is witnessing a strong seller’s market, a direct result of low inventory and record low mortgage interest rates. According to the National Association of Realtors, existing home sales have risen by almost 20% across the nation. In the Charlotte Metropolitan region, this rise is coupled with a 66.7% decrease in available inventory.

As a result, Ryan Barkley, sales director at Windsor Run, meets daily with retirees eager to sell their houses and move to the sought-after Erickson Senior Living developed and managed community in Matthews, NC.

“After a year of uncertainty, everything is coming together in a way that makes this spring and summer the optimal, and financially sound, time to move to Windsor Run,” he says. “The opening of our newest residential building, White Oak Terrace, in August is also perfectly timed to meet this unprecedented demand.”

Support team

In an effort to help prospective residents maximize their current house investment with the peace of mind that comes with moving to an Erickson Senior Living community, Windsor Run personal moving consultant Amanda Indenbaum, and her team of highly respected, vetted preferred vendors, work directly with new residents to sell their home, downsize, pack, and move.

Windsor Run offers prospective residents assistance through Erickson Realty and Moving Services to help maximize the profit on their homes and expedite a speedy sale. The program offers help with every aspect of the moving process, including consultative home visits; professional real estate advice and marketing, staging, downsizing, packing, moving, and an array of other services.

Two of those team members, realtors Rob Wachter and Suzanne Cowden, are working overtime to meet the demand.

“The Charlotte market is currently experiencing the lowest inventory ever recorded,” says Wachter. “Home prices are rising monthly, and most homes are seeing between 10-15 offers on the first weekend on the market. Sellers are commanding higher prices and better terms than we have ever seen before. In addition, more homes are selling above asking price and, in some cases, significantly higher.”

“In addition, Charlotte’s population is experiencing major growth,” says Cowden. “Several large businesses have recently moved into the area and others have announced that they are coming soon.”

Both Wachter and Cowden are very familiar working with Windsor Run’s newest residents.

“Working with Windsor Run residents, I’ve seen well cared for homes, with compelling prices, in top school districts, receive multiple offers anywhere from $10,000 to $100,000 over list price,” says Cowden. “In fact, some listings with ‘coming soon’ status are going under contract before the sale becomes active. And the stress for seller is minimal as homes are being sold as is.”

Reaping the rewards

Moving to Windsor Run this past February, Dennis and Sharon Roberts experienced the lightning fast sale of their single-family home in Columbia, SC.

“After touring, we knew Windsor Run was the perfect place to live,” says Dennis. “We immediately joined the priority list and reserved a home last October. With Amanda’s help, we put our house on the market on December 1st. And even though it was the winter season, our house sold in three days. We witnessed just how crazy the market is right now, especially for single-family homes.”

Just as Cowden and Wachter have experienced, the Roberts did not have to make expensive repairs or upgrades to their house prior to listing it for sale.

“Our house sold on its own,” says Dennis. “While we kept up with it over the years, we did not have to do any projects to get it ready. The whole process was really simple, and we are grateful for the help we received from Windsor Run.”

Following their non-stressful, out of state move, the Roberts are enjoying an exciting, new life.

“Everyone is so welcoming and friendly,” says Dennis. “Every day people go the extra mile to make you feel welcome. And if we had known we’d also enjoy restaurant-quality meals every night, we would have moved years ago! We are very happy.”
