An Expert Perspective on Selling Your House

As the planning and moving consultant at Ann’s Choice, an Erickson Senior Living community in Bucks County, Pa., I meet with many homeowners preparing to sell their house and move in. They often have numerous questions regarding real estate market conditions, the cost of renovating their house before selling, and the timing of their move.

To obtain the most up-to-date answers, I recently spoke with Robert “Bob” Misner, a seasoned real estate broker with decades of experience, including 20 years of working with incoming Ann’s Choice residents. His perspective offers practical guidance and reassurance for anyone preparing to sell.

Q: Could you describe your experience working with future Ann’s Choice residents?

A: Ann’s Choice has been a central part of my work for nearly two decades, and I truly value the opportunity to help retirees at this important time in their lives. I enjoy working with seniors because their needs and expectations are unique. Most of my clients have lived in their homes for decades, so moving can feel like a big change. 

However, they also express a desire to be the ones making decisions for themselves, rather than waiting for a choice to be made on their behalf by loved ones. Clients who “take the next step” and move to Ann’s Choice often discover a new exciting chapter, telling me that they wish they had moved sooner!

Q: How would you describe the current real estate market?

A: Right now, our region is experiencing a shortage of houses for sale, which creates a significant advantage for sellers. And with the Federal Reserve lowering interest rates, more buyers are in a position to purchase homes. The resulting competition makes today’s market even stronger than it was a year ago. Financial experts, including Dave Ramsey, [bestselling author and host of the nationally syndicated radio show The Ramsey Show], share the same outlook. 

I don’t see anything changing this trend in the near future. More buyers are competing for the same homes, which is excellent news for those looking to sell!

Q: Many homeowners worry about having to make expensive updates before listing. What do you recommend?

A: This is one of the most common concerns I hear. In a market with limited supply, the need for costly renovations is reduced. Of course, market conditions can change, but right now, sellers don’t need to make major investments to achieve a competitive price.

My advice to anyone considering a move, even six to twelve months down the road, is to start by meeting with a trusted real estate agent. This will help ensure they are maximizing their investment and not wasting money on updates that may not provide a return.

Q: What advice would you give to someone considering a move in the New Year?

A: Planning is everything. One of my favorite sayings is, “Those who fail to plan, plan to fail.” It doesn’t cost anything to talk with and learn from the experts. Meeting with a real estate agent or another moving professional will help you determine what timeline and steps work best for you. 

Starting early ensures that when the time is right, you already have a plan in place. That preparation reduces stress and gives you control over the process.
