While your first instinct may be to contact a real estate agent, Jan Schechter--planning and moving consultant at Maris Grove, an Erickson Senior Living community in the Brandywine Valley of Pennsylvania--says that creating a well-thought-out plan is key.
"The more you're prepared, the easier things are throughout your move and after you move in," she explains. "Planning ahead is all about removing obstacles for yourself."
Getting started
In her role, Schechter supports all incoming residents by providing resources that will make the selling and moving process a breeze. From choosing a preferred real estate agent, moving company, and move manager to downsizing and floor planning, Schechter is by her clients' side every step of the way.
To have access to all these resources, Schechter recommends joining the Priority List.
"Not only are you able to create a comprehensive moving plan, but you also get to hold your place in line for your desired apartment home," she explains.
Up first in the process is a home visit, which can cover a range of topics.
"Many prospective residents have not moved for 20, 30, or even 40 years, so they may not be familiar with the moving process," Schechter says. "I take the time to explain every step in detail. If a prospective resident doesn't have an apartment home floor plan in mind yet, I look at the rooms they are using in their house and show them different floor plans that will match their lifestyle."

Next, it's time to select a preferred real estate agent from the list Schechter provides.
"I usually suggest interviewing two real estate agents," says Schechter, who recommends agents based on their experience and expertise in the clients' neighborhood and surrounding community.

"Prior to recommending agents, I do a comparative market analysis," she says. "Then, we talk about some ways to prepare for the sale. Sometimes, it's adding curb appeal--sprucing up the exterior landscape. You want your house to look well maintained, and that takes planning."
Plan your space
Prep can also include decluttering and getting rid of unwanted items.
"Downsizing is invaluable to selling your house," Schechter says. "Removing excess furniture can make rooms feel larger, which is a plus for potential buyers."
She supports clients through the process with a tried-and-true system for making decisions on what to keep, what to donate, and what to throw away.
To help incoming residents visualize their new home, Schechter creates a miniature floor plan by using the clients' apartment home dimensions and the measurements of the furniture coming with them.
"I find that a lot of people have furniture that is special to them, so we make those items a priority as we plan," she says. "Together, we'll rearrange everything until they like the configuration."
Schechter adds, "Many people are pleasantly surprised that I'm able to work in items that are most important to them. They appreciate being able to make their new home work for the way they live."
A quick sale
More than ever before, due to the robust real estate market, early preparation is key.
"The housing market has been so hot around us that we encourage people not to put their house on the market until they have joined the Priority List and selected an apartment home," says Schechter. "Your house is going to sell quickly!"
