More and More Seniors Are Opting for Continuing Care Retirement Communities Like Maris Grove, Which Now Reaches 97% Occupancy
GLEN MILLS, PA - Maris Grove is taking another step towards providing unparalleled opportunities for more seniors in the Delaware Valley to recognize how they can lead an active and engaged lifestyle while living in comfort, with peace of mind and with sound financial freedom.
The new Eagle Pointe neighborhood, consisting of 75 new apartment-style homes, was celebrated Wednesday in a ribbon cutting ceremony marking the completion of a 9 month long project aimed at adding 42 one-bedroom, and 33 two-bedroom apartment-style homes at the community.
More and more seniors are choosing continuing care retirement communities like Maris Grove as they retire. In fact, according to the National Investment Center for the Seniors Housing & Care Industry (NIC), at the end of the second quarter of last year, rental rates for senior housing had risen 1.4% from the middle of 2010.
At Maris Grove, one of the largest continuing care retirement communities in Pennsylvania, the current occupancy rate far exceeds this national average. For January 2011, the occupancy rate was 92.7%. One year later it has climbed to 97.4%. Reservations for homes are also on the rise. In January of 2011 they were eight, compared to 21 for January 2012.
Within 90 days of the announcement of the construction of Eagle Pointe, 65 apartment homes were reserved by seniors excited about living the Erickson Living lifestyle. The new neighborhood is currently sold out and more than half of the people who are moving into the building have already sold their houses.
One reason for the success of home sales is attributed to the community's free incentive
program called Erickson Realty & Moving Services which provides a personal moving consultant who makes the move successful and hassle-free. Services include the use of preferred realtors who know the senior market and have a proven success rate, guidance in downsizing and staging a home for optimal sale-ability, and coordination of the arduous moving process.
The success of this program is invaluable. For example, according to the local Multiple Listing Service, the current average "days on market" for homes in Delaware County is 133. For Maris Grove clients using the Erickson Realty & Moving Services program it is an astounding 63 days.
"This is a very exciting time for us," said Maureen Heckler, Maris Grove executive director. "We build homes at our community based not only on demand, but we also
build a new and vibrant lifestyle for seniors who are seeking to live life to the fullest. The opening of Eagle Pointe is a perfect example of our commitment towards providing more seniors in the region with an option to have financial freedom, health and wellness opportunities and give them a way to lead an active and engaged lifestyle."
Maris Grove Sales Director Kathy McCrossin said, "Today's event was very well received, especially the tours of the 15 different floor plan styles. We used consumer feedback to provide new and improved home designs that include more open space, expanded closet room, granite countertops, plus upgraded flooring, lighting and appliances."
"Many older adults are finding they no longer own their house, but rather their house owns them," said Suzanne McAllister, Maris Grove's personal moving consultant. "Staging, downsizing and de-cluttering offers seniors a chance to begin anew and position their home in a positive light where they can receive good responses from the real estate market."
The first residents move into Eagle Pointe on July 30, 2012.
