Charlestown Modernization Project Meets Demand for Active Senior Lifestyle Spurred by Baby Boomer Growth

Expanded Charlestown Square Clubhouse, Modernized Edgewood Resident Building Highlight Project

CATONSVILLE, MD---Charlestown retirement community, the flagship campus of Baltimore-based Erickson Living, is undergoing a modernization designed to meet the needs of Baltimore-area senior living demand.
The three-phase, $28 million project includes an expansion of the Charlestown Square clubhouse, the re-styling and expansion of the Edgewood residential building and construction of four new elevators on the 110-acre campus in Catonsville.
Garret Falcone is the Executive Director of Charlestown.  "This project continues Charlestown's rich history of providing a vibrant lifestyle for our current residents as well as the Baby Boomer generation and beyond at an affordable price," stated Mr. Falcone.
Marks, Thomas Architects is the project designer; Harkins Builders is the general contractor.
More and more seniors are choosing continuing care retirement communities like Charlestown as they retire.  According to the National Investment Center for the Seniors Housing & Care Industry (NIC), the average occupancy rate for senior housing properties in fourth quarter 2011 was 88.2 percent, an increase from Q3.  The national occupancy rate has risen in seven consecutive quarters from its low in 2010, as stated by NIC.
Charlestown's occupancy rate is 96 percent, well above the industry average.
The U.S. Census Department says there are nearly 77 million Baby Boomers in the nation.  According to its 2010 data, 12.3 percent of Maryland's population is over the age of 65.  Locally, the 65 + population is 17.2 percent in Catonsville, 12.2 percent in Arbutus and 17.8 percent in nearby Linthicum.
Naomi McAfee is a resident member of the Board of Directors for Charlestown Retirement Community, Inc.  She also serves on the Strategic Planning Task Force for the project.
"Through extensive resident input, identifying current and future priorities has been a valuable part of this process.  The entire project reflects the ability of Charlestown to adapt with the times while offering financial value," said Ms. McAfee.
The re-styled Edgewood residential building, expected to open in 2013, will have 5 one-bedroom, 12 one-bedroom with den and 38 two-bedroom apartment homes.  With twelve new floor plans, clients will have a variety of customer interior options from which to choose.
The Charlestown Square clubhouse will grow from 35,000 square feet to over 55,000 square feet, featuring a larger computer lab and beauty salon, an expansion of the market with a new cafe area, additional new classrooms and a new banquet room.
As more residents recognize the value of health and wellness activities, this priority is reflected in the design of the new clubhouse at Charlestown.
The new fitness center will triple in size to include more space for cardio and strength-training equipment, a studio for group classes and expanded locker rooms.
The modernized aquatics center will feature a 30 x 75 foot pool with a larger deck area for activities and a hot tub. A green roof will also be installed on the aquatics center.
